My name is Allan Poole and I work one of Victoria’s top real estate firms – Royal LePage Coast Capital Realty I have over a decade of award winning experience in real estate, and over 30 years’ experience in high end retail sales , I have been responsible for millions of dollars in real estate sales and I am one of the more successful realtors in the Victoria Real Estate Board. My approach to marketing and selling;
Buying and selling a house can seem like a large undertaking if you do not have the right support from an experienced realtor. A good realtor will claim integrity and good negotiating skills, but a great realtor is someone who you can trust to put your best interests first. My success in marketing and sales is rooted in years of sales experience and I’ve seen that tailoring my approach to the individual needs of my clients produces the best results for everyone.
Over the course of my career, I have developed a very practical and technical approach to selling, which arises from extensive education in sales and marketing. For buying and selling I use both a Comparative Market Analysis approach as well as an Absorption Pricing method which is extremely accurate in calculating how much a property is worth and when it will sell. This approach is very successful and it has helped many of my clients to understand the value of their homes and when they can expect to see it sold.
I have considerable experience with clients who are relocating and, having relocated myself from different parts of the world, I fully understand the difficulties and stress that goes with it. I am well attuned to corporate, government, and military relocations and I am registered with the all the main relocation companies. I am aware of the short house hunting times allocated and have a successful record for clients with time restrictions. I have also acted for absentee clients and found them their ideal homes.
I work extensively with both first time buyers and those who are downsizing. Each group needs time and care to ensure that the right property is found. In particular with first time buyers, I have a large professional network that can assist with areas such as custom financing and immigration.
My overall goal is to help my clients have a rewarding experience by facilitating their quest to either buy or sell their home. I am there to provide an individualized, professional and unobtrusive service during a process that may be dealing with the largest asset they have.
