Meet Allan

Please allow me to introduce myself. My name is Allan Poole and I work one of Victoria’s top real estate firms – Royal LePage Coast Capital Realty I have over a decade of award winning experience in real estate, and over 30 years’ experience in high end retail sales , I have been responsible for millions of dollars in real estate sales and I am one of the more successful realtors in the Victoria Real Estate Board. My success can be attributed to a number of things, but most importantly, that I listen to my client’s needs and have great follow-through.

You have probably heard many real estate agents claim how good they are at negotiating, or that they have integrity, or that they are an expert in their field, etc, etc. Those are all well and good, but the only things that really matter are what other people think about your work and your track record. My approach to marketing and selling;

Buying and selling a house can seem like a large undertaking if you do not have the right support from an experienced realtor. A good realtor will claim integrity and good negotiating skills, but a great realtor is someone who you can trust to put your best interests first. My success in marketing and sales is rooted in years of sales experience and I’ve seen that tailoring my approach to the individual needs of my clients produces the best results for everyone.

Over the course of my career, I have developed a very practical and technical approach to selling, which arises from extensive education in sales and marketing. For buying and selling I use both a Comparative Market Analysis approach as well as an Absorption Pricing method which is extremely accurate in calculating how much a property is worth and when it will sell. This approach is very successful and it has helped many of my clients to understand the value of their homes and when they can expect to see it sold.

I have considerable experience with clients who are relocating and, having relocated myself from different parts of the world, I fully understand the difficulties and stress that goes with it. I am well attuned to corporate, government, and military relocations and I am registered with the all the main relocation companies. I am aware of the short house hunting times allocated and have a successful record for clients with time restrictions. I have also acted for absentee clients and found them their ideal homes.

I work extensively with both first time buyers and those who are downsizing. Each group needs time and care to ensure that the right property is found. In particular with first time buyers, I have a large professional network that can assist with areas such as custom financing and immigration.

My overall goal is to help my clients have a rewarding experience by facilitating their quest to either buy or sell their home. I am there to provide an individualized, professional and unobtrusive service during a process that may be dealing with the largest asset they have. Being an active member of my community is very important to me and I look for opportunities to contribute in a meaningful way and to support local activities.

There are many who do not know what that means!

Most get the idea that communication is an important capability to have during an emergency.
Despite these understandings though, not many have a solid communication plan in place beyond a few two-way walkie-talkie devices and the false hope that their cellphone will still function.
The Dangers of a Communication Blackout are Very Real
We take our ability to instantly communicate with others around the nation and the globe for granted. In reality though, the methods we depend on to communicate — internet and cellphone primarily — are extremely fragile.
One common theme you see in any widespread disaster (or even overcrowded sporting events) is that people are unable to make use of their cell phones for outgoing or incoming calls. We saw this with 9/11, Hurricane Katrina and Sandy, as well as the Boston terrorist bombings.
This is just a small glimpse into what might happen if there was a more widespread natural disaster or terrorist event – it would wreak havoc on our telecommunications
History has proven that when cell towers go down during an emergency, the whole network is at risk of being overloaded (or may fail entirely).
Landlines aren’t much better. If things got so bad that our basic utilities were to shut down, landlines wouldn’t be far behind even though they run on their own power source.
GMRS/FRS radios (ie walkie-talkies), while great for certain scenarios, just don’t have the range if we plan on talking with anyone outside of a couple miles…let alone out of the state or in another country.
Satellite phones, while they can be very effective in an emergency, still have their drawbacks in that they’re very expensive to purchase and operate (~$30/mo for only 10 min of talking time) and they are still dependent on a 3rd party maintaining their satellites as well as keeping your account active (which may not be possible in an extended post-collapse scenario).
Also, they don’t work indoors or where there’s thick canopy (like in the jungle or thick woods). You need clear access to the sky where the satellites either pass over or are situated (depending on if the sat network has roving or stationary satellites).
What’s the Answer Then…?
That leads us to the only reliable emergency communication method that we have available to us when the SHTF. It’s a method that’s not dependent upon the grid and can be used for local, regional, and even global communication. HAM radio!
